Here’s what a lot of buyers don’t realize: Ohio has one of the better state-level assistance programs in the country, and most first-time buyers in Franklin County qualify. The Ohio Housing Finance Agency (OHFA) has programs specifically built to close the gap between where you are financially and where you need to be to close on a home.

The Real Down Payment Problem in Columbus

The average first-time buyer in Columbus brought $43,533 to the table in 2025. For most working adults in Franklin County, that number takes years to save — while home prices keep moving.

OHFA’s assistance programs don’t eliminate that challenge, but they significantly reduce it. Instead of needing that full amount out of pocket, qualified buyers can use OHFA funds to cover part of their down payment or closing costs and get into a home sooner.


How OHFA’s YourChoice! Program Actually Works

The flagship program is called YourChoice! Down Payment Assistance. It pairs with a standard 30-year fixed mortgage — conventional, FHA, VA, or USDA — and gives you either 3% or 3.5% of the purchase price toward your upfront costs.

  • Conventional loan: 3% assistance
  • FHA, VA, or USDA loan: 3.5% assistance

On a $300,000 home with an FHA loan, that’s $10,500 you don’t have to save yourself.

The funds come as a forgivable second loan. Stay in the home for seven years as your primary residence and the balance is forgiven entirely. Sell or refinance before then and you repay it on a prorated basis. It’s not free money with no strings, but for buyers who plan to stay put, the math works strongly in your favor.

What You Need to Qualify

Credit score: 650 minimum for conventional, 640 for FHA. These aren’t unusually high bars — most buyers I work with are already there or close.

First-time buyer status: You can’t have owned a primary residence in the last three years. Exceptions exist for certain situations like divorce or displacement, so don’t assume you’re out if your history is complicated.

Income limits: Franklin County has specific caps based on household size. They change periodically so I always pull current numbers rather than quote figures that might be stale by the time you read this. When we talk, I’ll run your specific situation.

Homebuyer education: OHFA requires an approved course before closing. It’s a few hours online and most buyers find it genuinely useful — not just a checkbox.


The Columbus Market Makes This Urgent

Columbus was named one of NAR’s Top 10 Housing Hot Spots for 2026. Median sale prices hit $324,000 earlier this year, up nearly 5% year-over-year. Inventory sits at 1.7 months — a heavily seller-favored number. Homes in strong school districts like Olentangy are moving fast, with the district posting 132 sales in April alone.

What if I sell before the seven years are up? You repay the assistance on a prorated basis. If you sell at year four, you repay roughly 3/7ths of the original amount. Not ideal, but not a full penalty either.

I owned a home eight years ago. Do I still qualify as a first-time buyer? Under OHFA’s definition, yes. The three-year lookback means anything before 2023 doesn’t count against you.

How long does the process take with OHFA? It runs on a normal mortgage timeline — typically 30 to 45 days from application to close. The OHFA paperwork adds some steps but nothing that slows the process significantly when you’re working with an approved lender.
